Our land team source the right sites to ensure we meet our ethos of developing in the most desirable locations in the Thames Valley corridor and beyond.

Designing innovative homes
Our in-house development team work with architects and other professional consultants to design exceptional, innovative and sustainable homes.

Applying for planning permission
After completing the bespoke design process, we submit a planning application for the developments approval to the Local Planning Authority.

Announce Development
Once planning permission is granted, we publicly announce acquisition of the development.

Development commences
The building process begins shortly after planning permission has been granted and the construction drawings are complete.

Release of properties
The period of time between announcing the development and releasing properties for sale can vary depending on a number of factors.  It can be weeks or months until further information is released, but please be assured that as soon as more information is available, by registering your interest with us we will keep in touch.

View information online
As soon as the homes are released for sale, brochures are released or more information is made available on our website.  We notify those who have registered with us when this information is released.

Reserving your home
If you are in a position to buy, once you have identified your Darcliffe home you can make a reservation by paying the relevant fee.

The legal process
Our legal team will work with your own to exchange at the earliest date possible, setting a date for completion.

Moving in
On completion day, either one of our managing directors or a member of our sales team will greet you at your new home with your keys and complete a home demonstration. In addition, you will receive all of the documents associated with your home, along with the Darcliffe welcome pack containing all the essentials for moving in day.

2 years aftercare
Although we strive for perfection, we have a dedicated in-house aftersales team who will look after any concerns for 2 years after completion. All our homes come with a 10 year NHBC warranty.
